Rentals or No Rentals Specialty Lodging offers 2 Property Management Programs, either program will benefit your property. Specialty Lodging provides “personalized” professional management services. Your needs and desires will be our focus. We will be happy to assist you as much or as little as you desire. Some property owners desire to market for reservations themselves, while we manage the day to day services and guests for them. Others Owners want to be completely uninvolved in the property and rely on us to rent and safeguard their home. And some property Owners take advantage of our Home Owner Bill Paying Service and have Specialty Lodging approve and pay all invoices for the home. Or maybe you reside in the valley most of the year, but need someone to Safe Guard your Home while you are away. The 1st program is our Rental Property Management Program. This program provides the property Owner an opportunity to safeguard their property and produce substantial rental revenue to off set some of the financial burden of the home. The Specialty Lodging Advantage! Traditional fees, such as, guest housekeeping, taxes, credit card fees, Realtor commissions, travel and trade commissions, marketing fees and other fees & charges are usually charged to property owners by most property managers. These fees are either collected by Specialty Lodging from the guest or paid by Specialty Lodging. The Rental Property Management Program Property Owners shares a percentage of the rental revenue and small monthly fee (Fees depend on length of stay and size of your property) for our Preventive Maintenance Program. Your Home Manager will visit your home each month and perform our "21-Point Inspection" of the property, inside and out. Some property owners prefer additional property inspections. Your home is also inspected at guest departure and before check in to assure the highest level of Guest Services and property Safe Guards. Other additional charges may include: Our Home Bill Paying Service for the home or charges for any additional work required is at our lowest preferred p/h rate. Specialty Lodging out-sources some specialized tasks such as housekeeping, landscaping, pool services, heating & a/c and some plumbing and construction/remodeling tasks. However, these Specialty Lodging vendors are assigned specific properties to assure continuity of performance, property familiarization and quality of work. Specialty Lodging provides 24 hour Emergency Service to further safeguard your home. And all services we extend to our guests are available to the property Owners during their stays in the home including: housekeeping (additional charge), emergency and guest services. However, this affordable pricing requires Specialty Lodging to be the exclusive rental agent and property manager of the home. This requires only 5 assurances: 1. Inventory Specialty Lodging must control the rental inventory. Property owners, additional rental agents and contracted websites are required to verify availability with Specialty Lodging before confirming any stay in the home. Property owners can call or simply log in the secure Specialty Lodging website and see rental activity and reserve space as needed online. 2. Money Specialty Lodging pays out of Trust Monthly. All rental monies are deposited into the Specialty Lodging Trust Account and property Owners' revenue is dispersed with a detailed accounting and check sent each month. Property Owners' Accounts can also be securely accessed online through SpecialtyLodging.com. We will not allow possession of the home to anyone not paid unless instructed by the property owner, in writing. 3. Taxes Taxes must be paid. Specialty Lodging either pays the rental taxes on behalf of the property owner or attains proof of taxes paid. 4. Home Access Control of home access. Specialty Lodging must be informed of anyone that has keys to the home, to secure and safeguard the property and any occupants. 5. Emergency! Owner Reserve. Specialty Lodging with the property Owner will determine the acceptable level of owner’s reserve funds and levels of emergency spending authorizations to assure Specialty Lodging has the funds and financial authority to perform our duties to Safe Guard the property.

The 2nd program is Specialty Lodging's Casa Care Program. Provides the property Owner with a program that "affordably" safeguards the property and provides services to enhance the property Owners’ enjoyment of their home but without rentals.
The price of this program is an affordable monthly fee (depending on the size of the property). Specialty Lodging's Home Manager will visit the home each month and perform Specialty Lodging's "21-Point Inspection" of the property, inside and out. Some property owner’s prefer addition property inspection.
The only other additional charges may include: charges for additional work including delivery or set up fees required by the property owner at an affordable p/h rate, if any. Or our Home Bill Paying Service for the home.
Specialty Lodging’s vendors are assigned specific properties, again to assure quality performance of their tasks. We do provide 24 hour Emergency Service to further safeguard the home and assist the property Owner should an emergency occur during the property Owners’ stay in their home or guests of the Owner. And many additional services are offered including: owner pre-arrival inspections & home preparation, housekeeping services, deep cleaning housekeeping services, pre-arrival grocery shopping, newspaper delivery service activation or suspension and concierge services for the Owners’ guests.
